Returns Policy

We are confident that you will enjoy the products you purchase from However, if you are not completely satisfied with a product you’ve purchased from our website, even if you just changed your mind, you may return the item in new condition within 30 days for a refund.

In order for products to be considered in "new condition," they must be unused, unassembled, and contain all original product packaging and accessories. Used items that cannot be resold will not qualify for a return.

The customer is responsible for all shipping fees to and from as well as a 25% restocking fee. This fee is 35% for Handy Home Products.

Do not refuse your delivery for any reason other than damage. Re-delivery fees will apply. Note: there are no returns accepted on any Little Cottage Company or Leisure Season brand products due to shipping costs.

Hiring any 3rd party builder or shipper outside of our terms will be the sole responsibility of the customer and we will not compensate for their fees or damages caused therein for any reason.

NOTE: Please make sure you have obtained any necessary permits prior to ordering. If the customer is required to obtain a permit for their area to use any of our outdoor products the customer is responsible for obtaining this permit prior to making their purchase. will not be responsible for any permitting not approved. Check your local subdivision or living area rules and regulations prior to making your purchase. If the customer is not able to obtain a permit or not allowed to construct their structure in their area for any reason after ordering they will be responsible for inbound and outbound shipping freight charges as well as any restocking fees.

Returning your item(s)

To ensure the return of your product and speed up the refund process, please follow the instructions below carefully.

Return by Mail or Express Carriers

  1. Email our Sales Representatives using our Contact Us link for assistance. You will be issued a "Return Authorization" number for the item you wish to return. Make note of the return authorization number for your future reference.
  2. If possible, place the item securely in its original package. If using another box, please pack securely to prevent damage to the returned item.
  3. Include all paperwork, instructions, parts, and accessories.
  4. Write your Return Authorization number and the reason for your return in the blank space at the bottom of your packing slip.
  5. Keep a copy of the packing slip/return request for your reference.
  6. Address the package to's return address provided by the Representative handling your return.
  7. If return shipping by U.S. Mail: Insure your package and keep a copy of the tracking number.
  8. If return shipping by FedEx, DHL, UPS, etc.: obtain a copy of the tracking number.
  9. Please do not send your return C.O.D. — we cannot accept it.

Oversized items and common carriers

If your product is oversized it will ship freight carrier rather than standard UPS or FedEx. These companies generally do not handle oversized items in most areas. These deliveries are curbside only.

Some of our items are very large and too heavy to ship via package carriers. Contracted freight companies deliver these items. These companies will call the consumer when merchandise arrives at their terminal to set up a delivery time that is convenient for you. These companies provide tailgate delivery. Upon delivery the driver is only required to take products to your driveway or entrance of delivery address. The carrier is not responsible for bringing merchandise into your home, un-crating, installing or removing packing materials. Truck freight is different than standard UPS, FedEx or US Mail in that you will be responsible for carrying the product from the back of the truck into your house (or wherever its going). If you are ordering a very large item, please keep in mind that you may need a couple of people to help unload it. Alternatively, most truck freight companies offer additional services to help you move items from the truck into your house. Once we email you the tracking information you can contact the shipper directly to inquire about additional services. You would be responsible for directly paying the truck freight carrier for any additional services.

Items Damaged in Shipping

Please inspect your items immediately upon arrival. If you find any damages please mark it on the delivery bill of lading. Your signature on the bill of lading is confirmation that the items were delivered in good acceptable condition. Please make sure they are before signing. If damages are slight and might be okay note the damages on the bill of lading and accept the delivery. If the damages are significant and show signs the product is for sure damaged please refuse the delivery and we will handle the claim with the carrier and reship a new item. If the delivery is not refused or damage noted on the bill of lading, claims for damage incurred during shipment will be denied. Speedy Refunds will gladly process your refund upon receipt of your returned item. Return must be made within 30 days of your purchase. Your refund will be in the same form of payment you originally used to purchase your product. The total refund amount will be the "total unit price" for the item listed on your packing slip. Your refund will include any appropriate sales taxes paid. Please make sure all items are in original packaging and that your return authorization is written on the label if applicable.

Conditions of "Free Shipping"

Our "Free Shipping" covers all standard shipping and handling charges to get our product safely from us to you. It does not include expedited shipping, non-standard shipping, return-shipping, customs and/or import/export fees, or fees charged by any party other than Outbound shipping to ship items to the customer will be deducted from the customer’s refund amount after we obtain the merchandise in ‘resellable’ condition.

Custom Made - Special Order Items

Please note we cannot accept returns on custom made, special-order items that would not be resellable to another customer. These items will be noted on the description with this policy.
